Fannie Mae vs. Freddie Mac – Manufactured Home With an ADU
Question:
We have a transaction where the primary home is a double-wide manufactured home with a detached stick-built ADU. Will Fannie Mae or Freddie Mac allow financing for this property?
Answer:
Fannie Mae does not allow this.
When discussing ADUs, Fannie Mae notes that “if an ADU is present, the primary dwelling must be site-built or a modular home.”
Freddie Mac does support this.
Eligible properties with ADUs
Freddie Mac will purchase an eligible Mortgage secured by a 1-, 2-, or 3-unit property that has one ADU, including a manufactured home.
